Liberty launches new Passive Fire Protection Team to improve fire safety for tenants

Property services business, Liberty, is launching a new team to improve fire safety for tenants living in multiple occupancy buildings, ahead of the Fire Safety Act coming into force in January 2023.

The news follows their recent BM TRADA Q-Mark Certification, providing national recognition of their skills in this area.

As of January 2023, landlords who have multiple occupancy properties will now need to inspect fire doors more frequently to ensure that they are maintained correctly.

Now, Liberty’s specially trained Passive Fire Protection Team will support clients to meet their obligations with directly employed, specially trained staff who will repair, maintain and install fire doors in line with the Q-Mark scheme, helping to provide a consistent service, supported by test evidence. This will help prevent problems that can arise when landlords contract building repairs to general maintenance contractors. When this happens, fire door repairs may be undertaken by someone without specialist knowledge and could result in the effectiveness of the fire protection being reduced.

Liberty is also able to offer fire door inspections and fire-stopping work, which involves sealing openings to prevent uncontrolled fire spread throughout buildings. These services are available to both new and existing clients.

For existing clients where Liberty already does day-to-day repairs in communal areas, the newly accredited team will now complete repairs to fire doors too, giving clients maximum confidence in the building’s passive fire protection systems.

For new clients, the BM TRADA Q-Mark Certification means landlords can rest assured that Liberty consistently meets the requirements of Building Regulations and best practice.

Commenting, Gavin Saunders, Assistant Director of Liberty, said: “Safety always comes first for us at Liberty. We’re proud to have gained third party certification for such an important aspect of our work, and know that our new team will do an excellent job to help increase protection from fire in clients buildings. Our clients can be confident that the work carried out by our Passive Fire Protection Team will be compliant and completed by operatives specifically trained for the task.”

Liberty is an expert in the full range of property services including reactive and planned maintenance across all technical disciplines, refurbishments, mechanical and electrical projects, construction and whole-home decarbonisation.
