Welsh building contractor J.G. Hale Construction has started two new projects for Valleys to Coast Housing that will deliver innovative, energy-efficient homes in two locations: Woodland Avenue, Porthcawl, and Brocastle Avenue, Bridgend.
The new developments will provide a combined total of 35 new homes for the housing association. They follow shortly after the successful completion of the Ael Y Bryn and Heol Y Cyw sites, both also delivered by J. G. Hale Construction.
Both new schemes utilise timber frame construction and a ‘fabric first’ approach to their design. Fabric first is an innovative approach to building design that maximises the performance of the materials and other components that make up the building fabric itself, before mechanical or electrical building systems are considered.
This approach is aimed at reducing capital and operational costs, improving energy efficiency and reducing carbon emissions from the outset.
Work has commenced on the Woodland Avenue development in Porthcawl. When completed, it will comprise 10 new homes: six two-bedroom, semi-detached properties and four one-bedroom flats. The homes will have allocated parking and the flats will each have a parking space.
The homes will be situated on the site of the former Woodland Hall, previously used as a base for Porthcawl Scouts. At the time of demolition, it was in need of considerable repair.
As part of the development, Valleys to Coast facilitated a relocation of the Scouts to new premises at Gilgal Church Hall — also on Woodland Avenue. Part of the work involved refurbishing the church hall, including upgrading the heating and boiling systems, replacing window frames, work to the roof and the provision of signage.

In preparation for the project, we worked with the Scouts to find and adapt a new property in the town. We are looking forward to working in partnership with Hale and Bridgend County Borough Council to provide much needed housing in Porthcawl.”
The Brocastle Avenue development at Waterton, Bridgend is due to commence this summer. The development will include 25 new-build social homes, comprising of six two-bedroom flats, eighteen two-bedroom semi-detached houses, and one four-bedroom detached house.
