
The law firm Winckworth Sherwood had advised Wandsworth Council in a new partnership with Battersea Power Station that will see the development of at least 200 council-owned homes at social rent levels for local families.
The new homes mark a significant chapter of the Battersea Power Station development, expanding the established mix of homes, workplaces and cultural experiences across the 42-acre site.
As part of the council’s Homes for Wandsworth programme, the 200-plus social rent homes will be built on a currently undeveloped plot to the east of the Grade II* listed former power station and within phase five of the Battersea Power Station masterplan.
Heads of terms were agreed in November 2025 with contracts exchanged in late December 2025.
Winckworth Sherwood’s social housing and housing finance teams advised Wandsworth Council on complex lease and development agreements for the acquisition of the site and the construction of the new homes, aided by significant grant funding from the Greater London Authority (GLA).
The Winckworth Sherwood team was led by Partner and Head of Social Housing Charlie Proddow. Housing Finance Partner Sarah Whitty led on banking and finance advice, with Legal Director Arezou Yavarianfar providing construction law advice and Senior Associate Edward Swain providing real estate advice.
