Salford-based contractor Watson Homes has commenced the second phase of construction work on an affordable housing scheme in the city, which is being delivered for Great Places Housing Group by developer Mangrove Estates.
The 7,040m2 vacant site was previously owned by Salford Council. Watson Homes completed phase one of the development in April 2016, building 24 new properties for affordable rent, including six cottage flats, four bungalows and 14 two-bedroom houses.
Phase two (artist’s impression above), which received planning permission in March 2019, will see the construction of a further 43 homes for affordable and social rent, including 14 cottage flats and 29 two and three-bedroom houses.
All properties will have landscaped front and rear gardens, with 48 parking spaces available for residents.
The development is expected to complete by summer 2020, bringing the total number of homes on the site to 67.
The homes are being funded by Great Places Housing Group through its strategic partnership with Homes England and upon completion they will meet the local need for affordable and social rent homes.
Grays Architecture has overseen the design of the entire scheme, with AA Projects acting as employer’s agent.
Rob Watson, Director at Watson Homes, said: “We’re thrilled to be working once again with Great Places Housing Group and Mangrove Estates to deliver yet more affordable homes in Salford, while contributing to the overall regeneration of this key Northern city.”
Helen Spencer, Director of Development at Great Places Housing Group, commented: “The second phase of Netherland Street is another significant step towards providing much needed additional affordable housing in Salford.
“Great Places is committed to this neighbourhood and will continue to work with the community on a variety of initiatives. We recognise that affordable homes are a key priority for the city and the continuation of this development will provide just that. As a developer, we’re always on the lookout for land to build additional affordable housing in the areas we operate in.”
Michael Sparkes at Mangrove Estates, added: “Following on from the success of phase one we are delighted to be working alongside Great Places, Watson Homes, Grays Architecture & AA Projects to provide a further 43 affordable homes in the area.”
The development is within close proximity to the centre of Salford and MediaCityUK, benefitting from local amenities and strong public transport links, including local rail stations, buses and the Metrolink.
