Regeneration specialist Urban Union has been granted planning consent to transform the site of the former Glasgow Coliseum Theatre into 64 new homes.
Part of the Laurieston Transformational Regeneration Area (TRA), the development is a joint venture between New Gorbals Housing Association (NGHA) and Urban Union. It will provide 64 social homes for rent and a generous community space on the derelict site of the former theatre on Eglinton Street, near the O2 Academy.
The development comprises four residential blocks arranged around a central courtyard and will feature parking with provision for future EV charging points. The four and six storey blocks will offer a mix of one, two and three-bedroom apartments.
The apartments have been designed with a timeless quality, heritage and presence and will maximise natural light. A simple material palette enables fine detailing and is sympathetic to the surrounding area, while the internal spaces are bright and airy with a clear link to the street and community garden. An important part of the regeneration is the introduction of a landscaped courtyard which will connect residents with nature within an urban setting.

“Aligning with our own and Glasgow’s net zero targets, properties will feature a ground source heat pump system as opposed to gas boilers, as well as triple-glazing where required to support the decarbonisation of the buildings. We will also continue to embrace sustainable methods of construction as we rejuvenate the area and look forward to continuing our close working relationship with New Gorbals Housing Association.”

Reiach and Hall Architects, who are designing the development, added: “We are delighted to see the Coliseum housing development progress to this important milestone.
“The project aims to harmonise with existing developments while reflecting the heritage of Glaswegian tenemental architecture — using a simple rhythm of windows and restrained brickwork. The focus is on human scale and legibility, achieved through careful consideration of ground storey treatments and entrances. The design creates inviting communal spaces, such as a car-free courtyard, which serves as a safe area for residents’ relaxation and community activities. Attention is also given to the streetscape, with thoughtful edge treatments and the potential enhancement of surrounding areas, such as the triangular piece of land nearby, to contribute positively to the overall environment.

Forming a key frontage for the Laurieston TRA, the development will commence in summer 2024 and complement the architectural and urban design of neighbouring regeneration projects in Laurieston delivered by Urban Union.
A planned programme of social value initiatives during the construction phase will bring further benefits to the area socially, economically and environmentally long after completion.
