Plentific launches tech-led scorecards supporting digital readiness for Awaab’s Law

Digital innovator Plentific has launched new readiness scorecards to support resident safety and the UK housing sector to prepare for the implementation of Awaab’s Law in October.

With Phase 1 of the legislation just months away, Plentific is committed to utilising technology to enhance the resident experience, easing the pressure on housing providers to act with urgency on damp and mould emergencies.

Plentific has developed the technology-led scorecards to help social landlords to assess their compliance risks and take informed action.

Awaab’s Law introduces strict legal deadlines for responding to damp and mould hazards. From October 2025, Awaab’s Law will introduce a new legal duty for social landlords to act swiftly on emergency hazards, with significant emphasis on severe cases of damp and mould. The mandate requires that emergency hazards must be investigated within 24 hours placing high emphasis on urgency, accountability and transparency in how they manage all the reported hazards.

Further current requirements for housing providers include:

  • Investigate any potential hazards within 10 days of becoming aware of them and produce a written summary of the findings, providing this to residents within three days of the investigation concluding in most cases
  • Take action to make the home safe within five days of the investigation concluding
  • If steps cannot be taken to begin work in five working days, work must start within 12 weeks
  • Suitable alternative accommodation must be provided if unable to make the home safe within five working days and within 24 hours in emergency situations.

Plentific’s new scorecards offer a concise, structured way for providers to evaluate their readiness across four key risk areas:

1. Contractor readiness — evaluating contractor capacity, availability and flexibility to meet response deadlines
2. Operational workflow readiness — assessing whether internal systems support timely job creation, escalation and monitoring
3. Resident communication readiness — aligns communication practices with the Ombudsman’s 4Ts framework
4. Compliance and risk reporting readiness — reviews audit trails, risk categorisation and data visibility across portfolios.
Each scorecard offers a 0–5 self-assessment scale and outlines where technology can support compliance, reduce delays and improve accountability.
