
Orbit, one of the UK’s foremost not-for-profit housing groups, has published a Preliminary Market Engagement Notice on the UK Government’s Find a Tender Service for key partners to express interest in participating in preliminary market engagement in relation to Orbit’s future maintenance and repairs works to support it in delivering its ambitions set out in its 2030 Strategy.
The total estimated contract value of the tender will be around £225m over a potential five-year period, with a potential extension of up to a maximum term of 10 years. The expected date for commencing the procurement exercise is October 2025 in anticipation of a contract go-live date of March 2027.
The planned procurement will focus on supporting Everyday Excellence, Orbit’s new customer-focused transformation and delivery plan to help realise its 2030 ambition to deliver amongst the best customer service of any housing association in the country.
Partners will be appointed through a customer-centric procurement approach and a leaseholder-compliant tender process will be conducted.
The Notice focuses on day-to-day and void repairs including:
- Responsive repairs including, but not limited to plumbing and heating; electrical; building fabric; internal and external fitment repair; windows and doors repairs; minor building works
- Responsive general maintenance
- Empty property (voids) works and associated services
- Responsive urgent disrepair remedial works
- Damp, mould and condensation (DMC) remedial works

“We are currently inviting suitably qualified and experienced Principal Contractors as well as experienced contractors who can support us in the delivery of our day-to-day repairs, maintenance and void services, and who share our vision, goals and standards, to participate in our preliminary market engagement exercise as detailed on the Preliminary Market Engagement Notice.”
This preliminary market engagement notice has been released to encourage the market to provide innovative solutions and insights as to the maturity of potential solutions, plus risks, issues and opportunities.
