Merseyside housing association unveils new affordable rent homes for over 55s in Sandymoor

Livv Housing Group has taken handover of 49 high quality, affordable rent homes in Sandymoor, Runcorn, designed exclusively for people aged 55 and over. The £9.9m scheme forms a key part of the wider Sandymoor Local Centre masterplan — a transformative project that is reshaping the area into a vibrant, connected community hub.

The development features Sandymoor Court, a modern, purpose-built apartment block on Otterburn Street, offering 44 one- and two-bedroom apartments. In addition, five two-bedroom bungalows have been built on nearby Pitts Heath Lane, offering more choice for those seeking accessible, independent living.

Delivered in partnership with Leedex Construction and supported by grant funding from Homes England, this project marks Livv’s first affordable rent scheme in Halton.

The new homes are ideally located within the Sandymoor Local Centre, which now boasts a growing range of amenities including a Co-Op supermarket, bakery, veterinary clinic and a children’s nursery. Centred around the existing Sandymoor Community Hall, the combination of residential, retail and community spaces are creating a dynamic new neighbourhood where people can live, connect and thrive.

Yvonne Westhead-Fyles, Director of Development at Livv Housing Group, commented: “Our priority is to deliver high quality, affordable new homes across the Liverpool City Region that meet local need. These beautiful homes help to tackle the growing demand in Halton for affordable one- and two- bedroom housing for people over 55 and they will make a real difference to local lives.

“Sandymoor Court and the neighbouring bungalows are part of a wider vision for the area — one where we’re building a community at the heart of Sandymoor. A place where people can live independently, connect with each other and feel a true sense of belonging. We’re looking forward to welcoming our new customers and seeing them flourish in their new homes.”

The high quality housing complements the new local centre with many facilities available to new and existing residents. Sandymoor continues its successful development offering a diverse range of homes in a neighbourhood built for all stages of life, at the heart of one of our communities.”

Hootan Tayefi, Director at Leedex Construction Ltd, commented: “We’re so pleased to have completed this much-anticipated scheme. It’s been a truly collaborative effort working alongside the Livv team, Markhams, the Leedex team and our supply chain who are businesses from the Liverpool City Region. As a local contractor we are proud to support our local economy and to have helped deliver affordable new homes that will make a real difference to the Sandymoor community. A big thank you to everyone involved for their hard work in bringing this project to life.”

Nicola Spedding, Provider Management (SME) Senior Manager at Homes England, added: “One of our key objectives is increasing the supply of quality affordable homes and we are committed to supporting partners of all sizes to achieve their ambitions. Sandymoor Court is a prime example of how we work collaboratively with organisations like Livv Housing Group to achieve our mission to build much needed new communities that people can be proud to call home.”
