Construction is under way on a scheme to build 40 much-needed affordable Stonewater homes for local people on the site of a former cake factory at Sydenham Farm, St Mary’s Road, Leamington Spa.
Leading social housing provider Stonewater is working with Warwick District Council and contractors Jessup Brothers on this important housing development which will deliver 12 one-bedroom and nine two-bedroom apartments for affordable rent. Stonewater will also provide a mix of four one-bedroom and 15 two-bedroom apartments for shared ownership, a part-buy part-rent scheme which aims to help people onto the property ladder.
The development is being built on a disused commercial site, formerly the Elisabeth the Chef cake factory, which relocated to new premises several years ago. The derelict building, which was bought by Stonewater, has been demolished to make space for the new homes.

“This affordable housing development is a great example of how brownfield sites can be repurposed into high-quality affordable housing in a great location where local people want to live,” said Matthew Crucefix, Stonewater’s Assistant Director of Development. “We look forward to working with Warwick District Council and our construction partners on this smart new housing community which is due for completion next autumn.”
Financed by Stonewater, the scheme has also benefitted from additional grant-funding from Homes England (formerly the HCA).
Councillor Peter Phillips, Warwick District Council’s Portfolio Holder for Housing and Property Services added: “With relatively high house prices in Warwick district, we are very pleased to support Stonewater with this development of more affordable homes. Their location in close proximity to Leamington Spa town centre will make these properties an ideal choice for families and young people wanting to stay in or move into this attractive area of South Leamington.”
