First homes completed on affordable Wirral scheme

Handovers have commenced at the former Foxfield School site in Moreton, Wirral, where national housebuilder Lovell Partnerships is delivering a 66-home development in partnership with North West housing association Onward Homes.

A year since breaking ground, the developer has now successfully handed over 19 completed homes at the development site off Douglas Drive, comprising five for affordable rent, eight for Rent-to-Buy and six shared ownership homes. The site is one of six areas designated for housing development in Moreton and Woodchurch under Wirral Council’s Emerging Local Plan.

Once complete in summer 2026, the community will benefit from a mix of terraced and semi-detached affordable homes, with two-, three-, and four-bedrooms. A variety of tenures including shared ownership, affordable rent and Rent-to-Buy will be available through Onward.

Tahreen Shad, Regional Partnerships Director at Lovell, said: “It is always positive to begin the handover process of our developments. This exciting milestone comes during our first partnership with Onward, alongside a 15-year-long relationship with Wirral Council, where we continue to unlock sites for housing.

“As well as more opportunities for local people to afford homes, this development boasts green space with substantial tree planting throughout the scheme, as well as soft planting to promote biodiversity. All homes have been designed with sustainability in mind with a high performing external envelope utilising insulation and airtightness, low-energy light fittings, as well as materials and products from renewable sources.

“In addition, the homes have been designed to comply with M(4)2 standards, providing homes that can cater for all and adapt over time. There has also been an allocation of M4(3) compliant homes for wheelchair users.

“After being a vacant site for many years, we look forward to giving this area a new lease of life, working towards completion and final handovers next year.”

Funding for the project has been delivered through Onward’s strategic partnership with Homes England, which will support the housing association to build 5,000 new homes by 2030.

Since starting work at Foxfield, Onward and Lovell have also partnered to deliver the first phase of Signallers Croft near Crewe, and the mixed tenure Dock Road North scheme in Port Sunlight.

Lovell previously delivered a multi-million-pound regeneration of the former Fiveways estate in Rock Ferry, delivering 283 homes in partnership with Wirral Council and Riverside, with the final handover taking place in December 2023. The project, completed in December 2023, was shortlisted in the Insider Liverpool City Region Property Awards 2024 for Development of the Year.

It also builds on the success of the developer’s Fountain Court development in Tranmere, consisting of 75 homes; a Market Housing Renewal site delivered in collaboration with Wirral Council.
