Planning permission has been granted for 364 new homes, alongside an energy centre, a new community centre and commercial and retail space at Grahame Park.
Notting Hill Genesis’ Reserved Matters Application (RMA) was approved by Barnet Council’s planning committee on Thursday 15th December.
This means that Notting Hill Genesis can continue with the transformation of the area, which will see the existing estate rebuilt and includes a re-alignment of the road, creating a new central avenue.
It will provide 364 affordable and market sale homes, a Notting Hill Genesis estate office, shops, a café, and a community centre, plus a new energy centre (fired by air source heat pumps). There will also be high-quality landscaping and play features, including safe play areas and a play street as well as a woodland walk for use by cyclists and pedestrians.
The approval follows extensive consultation with residents and the wider community. The community centre and housing office will support residents on the estate while commercial units will help independent small businesses in the area to thrive.
Tracy Lavers, Director of Regeneration at Notting Hill Genesis said: “Notting Hill Genesis has been working with Barnet Council on the regeneration of Grahame Park since 2003. To date we have enabled delivery of nearly 700 homes, shops, a library, college building, new council offices and park enhancements, with a further 209 affordable homes under construction. In 2020 Barnet Council approved a new masterplan to deliver 2,088 new homes and community facilities at Grahame Park.

Work is due to start in 2024, once tenants of the existing blocks have moved into new homes being built on phase 1 of the development.
Notting Hill Genesis have also committed to progress future reserved matters planning applications to speed up delivery of the masterplan.
