Agreements to help meet the challenges and save money

NHMF Frameworx has launched three new agreements this year, core to helping the social housing sector manage its current repairs and maintenance challenges: Damp, Mould & Condensation, responsive repairs and voids, and planned works including Net Zero works, and passive fire protection.

All the new agreements are based on new versions of the M3NHF Schedule of Rates to help with more accurate and cost-effective procurement and are subject to a low maximum levy of just 1.5%, helping meet the biggest challenge of all: budget restrictions.

Responsive repairs
“Our 2025 Responsive Maintenance and Void Property Works V8 agreement is a specialist framework has been created to align with V8 of the M3NHF Schedule of Rates.

“The M3NHF Schedule of Rates has undergone a huge review and significant update, which includes new and modified items, updated labour rates, so it’s the most accurate reflection of market costs and industry standards available. NHMF Frameworx is the only procurement provider that is aligned with the schedule.

“Anyone that subscribes to the schedule of rates can now access trusted, specialist contractors delivering against the most comprehensive and efficient pricing model available in social housing through a simple, compliant and value-driven solution.

Planned maintenance
“As with the responsive and voids framework, this 2025 agreement is also based on V8 of the M3NHMF Schedule of Rates. It also incorporates key works for Net Zero Carbon and Passive Fire Protection.

Damp, mould and condensation
“The 2025 NHMF Frameworx Damp, Mould & Condensation framework has been specifically developed to support the housing sector in tackling one of its most urgent challenges — ensuring safe, healthy homes for all. It includes Remediation, Surveying and Monitoring workstreams and a brand-new schedule of rates has been specifically created as part of our offering to help clients and contractors solve the damp and mould challenge together through a simple, compliant and value-driven solution.

Procurement made easy
“Our evaluation process is rigorous, resulting in Approved Provers that have been carefully selected for their proven expertise and commitment to delivering a high quality and efficient service. This provides members with access to an expert supply chain, with whom they can procure contracts via both direct award and mini competition. The whole process is supported by our procurement experts — we even help with contracts! With Frameworx, you can ring anyone in the team and get support with your procurement problem.
