Final apartments nearing completion at Nightingale House as Royal Quarter regeneration enters final phase

The regeneration of one of Wolverhampton’s most important gateway sites has reached another major milestone, with the final 10 apartments at Nightingale House nearing completion.

Nightingale House, located within the former Royal Hospital building, already provides 38 affordable wellbeing apartments, all of which are fully occupied. The newly completed homes are an additional 10 apartments created on the ground floor of the building.

Designed for people aged 55 and over, Nightingale House supports independent living while helping to tackle loneliness and isolation through vibrant shared spaces, communal gardens and a dedicated wellbeing service. The scheme has been carefully created within a Grade II listed former hospital and is one of the first heritage buildings of its kind to be converted into homes meeting low emission standards, using air source heat pumps while preserving the building’s historic character.

The completion of the final apartments at Nightingale House comes as work progresses well on the final residential phase of the Royal Quarter, centred around the former SJ Dixon & Son building. This phase will deliver 63 new homes for whg, built using low carbon timber frame construction, alongside the transformation of Dixon House, built in 1885, into 30 specialist flats for YMCA Black Country Group.

Rebecca Bennett Casserly, Corporate Director of Development at whg, said: “We’re proud of how Nightingale House has brought new life to a much-loved historic building while creating a genuine sense of community. Completing these final apartments marks an important moment for a scheme that puts people, wellbeing and connection at its heart.”

Tom Broadway, Managing Director for the West Midlands at Morro Partnerships added: “Reaching this stage at Nightingale House is a significant milestone, both for the building itself and for the wider Royal Quarter regeneration. Seeing the final apartments nearing completion, alongside strong progress on the next phase of the Royal Quarter, underlines the long-term commitment of all partners to delivering sustainable, community-focused homes for Wolverhampton.”

Nightingale House has been delivered by whg in partnership with Morro Partnerships, Homes England and City of Wolverhampton Council, with YMCA Black Country Group. West Midlands Combined Authority and ASAN playing a key role across the wider Royal Quarter.

The newly completed apartments at Nightingale House are available at affordable rent.
