A former brownfield site in Sowerby Bridge, West Yorkshire, is undertaking a significant transformation into a sustainable new community of affordable homes, part of ongoing efforts to tackle housing need and revitalise underused lands across Calderdale.
The scheme involves the delivery of 30 affordable homes through EN:Procure’s new build framework. As the specialist procurement arm of northern social housing consortium Efficiency North, EN:Procure appointed Termrim Construction as the contractor to bring the project to life, while also partnering with social landlord Together Housing Group and land development consultancy CPC Project Services.
Located on a brownfield site previously occupied by an extra care scheme that was demolished in 2018, the development is being delivered through the Calderdale and Together Housing Investment Partnership (CTHIP), supported by funding from the Homes England affordable homes funding programme.
Shahi Islam, Director of Affordable Housing Grants at Homes England and Calderdale Council’s Cabinet Member for Climate Action and Housing, Cllr Scott Patient joined representatives from EN:Procure, Together Housing Group and Termrim Construction at the site last week to celebrate the progress achieved so far.

The new homes will include a mix of two- and three-bedroom properties designed to meet a wide range of housing needs. Three of the homes will include enhanced accessibility features, such as level-access showers, wider parking bays and hoist-ready infrastructure, to accommodate residents with additional needs, reflecting a commitment to inclusive living.
Environmental responsibility is central to the scheme. Rawson Wood will be entirely gas-free, with each home fitted with air source heat pumps and solar PV systems, helping reduce carbon emissions while keeping energy costs down for residents.
The site also offers much-needed access to local amenities, including primary schools, healthcare facilities and strong public transport links, making it an ideal location for individuals and families looking to settle in the area.
