Stelling Properties invests more than £3m and launches rapid modular solution to support emergency housing crisis

Stelling Properties, one of the UK’s leading modular residential specialists, has announced its strategic entry into the emergency housing sector to support local authorities and housing associations facing unprecedented pressures.

With homelessness rising at record rates, the demand for emergency accommodation has reached critical levels. The latest Government figures revealed that 127,890 households in England are living in temporary accommodation, including 165,510 children — the eighth consecutive record increase. Most alarmingly, 43,110 households were placed in costly, nightly-paid accommodation — B&Bs, hostels and hotels — an increase of 47% in the past year, incurring huge costs for housing providers for poor quality, unsuitable and unsustainable housing.

In response, Stelling has invested more than £3m to create a fast-response emergency housing solution. It has pre-manufactured high-quality, steel-framed residential modules which are available from stock to reduce lead times, ready for immediate deployment to sites across the country.

Stelling will continue to replenish its stocks in response to the rising demand for its modular solutions for emergency, key worker, and affordable housing.

The modules can be configured according to local needs and individual sites. The units can be fitted out as ensuite rooms, studios or apartments for single living or family accommodation. As the modules are already in stock, the accommodation can be delivered and installed within weeks, offering a dignified, compliant, and cost-effective alternative to emergency placements in hotels and B&Bs.

Jose Ignacio Alvarez, Founder and Executive Chair of Stelling Properties, said: “This is a housing emergency, and we are responding with urgency. Local authorities are being pushed to the brink, spending public funds on temporary nightly accommodation that is neither suitable nor sustainable, particularly for families. Our low-risk modular solution offers a way forward: better quality homes that can be deployed rapidly and cost-effectively, restoring dignity and relieving the strain on local authorities.”

According to the homeless charity Shelter, projections suggest that if current trends continue, temporary accommodation costs could surge by 71% to £3.9bn by 2029, placing enormous strain on already overstretched public sector budgets.

As a fourth-generation family business with its own advanced modular manufacturing centre in Hampshire, Stelling Properties has a proven track record in developing and building multi-occupancy modular residential schemes — from high specification student accommodation to emergency housing and hotels.

Its recent multi-award-winning projects include Bargate House in Southampton which demonstrates Stelling’s capabilities to deliver complex residential and regeneration schemes on highly constrained city centre sites.

Each emergency housing module is:

  • Fully compliant with Building Regulations for permanent residential use
  • Independently accredited by BOPAS — the industry standard for residential modular construction
  • Available for delivery to site with factory-installed kitchens, bathrooms, heating, ventilation and glazing for a one-stop solution if required
  • Rapidly deployed from stock and requiring minimal site preparation
  • Configurable for single occupancy or family use
  • Relocatable or suitable for permanent applications according to planning and local needs
  • Available for purchase or lease using operational budgets to reduce capital spend.
